What are my upfront costs when renting a furnished office?

It is a simple matter to calculate the cost of occupation of a furnished office.

Firstly there will be the licence fee for your serviced office. This is paid monthly in advance. The licence fee includes a variety of costs - the inclusions may vary slightly from building to building but generally will include - Rents, Business Rates, Service Charges, Heating, Electricity Water Rates, Furniture, Telecoms (Shared Switchboard and individual telephone handsets), Telephone answering in your company name, Computer Network infrastructure , Reception and Receptionist to meet and greet your clients, use of shared meeting rooms, Building Security and Building Insurance.

It is important to establish exactly what is included in the licence fee.

In addition to the fixed licence fee you will receive a monthly invoice for variable costs such as outgoing phone calls (usually charged at standard carrier rates), internet access (price will vary dependant on bandwidth), meeting room usage and any additional services that you may use.

All furnished office providers take a security deposit prior to occupation. A deposit is taken whether you are a start up or a large multinational. The deposit is usually one or two months of the licence fee. The deposit is returned to you at the end of your contract as long as invoices have bees settled and the office is left in the agreed condition.
